Conveyancing is the legal side of buying, selling or remortgaging a property. It covers everything needed to officially transfer ownership of a home from one person to another, or to update the legal documents if you're staying in your home but changing mortgage lenders.

What is a conveyancer?

A conveyancer is a legal professional who specialises in property law. They focus on making sure that all the right steps are taken when you buy, sell or remortgage a home.

Some people use a solicitor who offers conveyancing, while others choose a licensed conveyancer. Either way, your L&C adviser can help you find the right expert for your situation.

We’ll also make sure your conveyancer is approved to work with your chosen mortgage lender – not all are – so you don’t run into any last-minute problems.

What does a conveyancer do?

Your conveyancer takes care of the legal side of your property transaction, so you don’t have to worry about it. This includes:

  • Carrying out legal property searches (to check for any issues, like planning restrictions or flood risks)
  • Reviewing and explaining the contract
  • Handling all communication with the seller’s solicitor
  • Checking the title of the property and deal with the Land Registry
  • Ensuring your mortgage lender’s requirements are met
  • Transferring the deposit and purchase funds on your behalf
  • Agreeing a completion date and arrange for the keys to be released
  • Registering you as the new legal owner once the sale is complete

If you’re remortgaging, the steps are a little simpler – but your conveyancer will still deal with your old and new lenders and make sure the legal paperwork is sorted.
