This document explains the services we are able to offer to you as a mortgage and insurance intermediary.

1. Whose products do we offer?

Insurance

Term Assurance and Income Protection Insurance

Mortgages

    We offer a comprehensive range of mortgages from across the market, but not deals that you can only obtain by going direct to a lender. Our advice is limited to 1st charge mortgages and does not include 2nd charge loans or bridging finance

  • We only offer mortgages from a limited number of lenders.

  • We only offer mortgages from a single lender.

2. Which Service will we provide you with?

Insurance

Term Assurance and Income Protection Insurance

Buyer Protection Insurance

  • We will advise and make recommendation for you after we have assessed your needs for Buyer Protection Insurance.

3. Do you need to pay us for our services?

Insurance

Term Assurance and Income Protection Insurance

  • A fee.

    No fee - L&C will be paid a commission by the insurer which is a percentage of the annual premium. Our employees receive a basic salary and also receive a bonus based on a number of factors, including the achievement of sales and quality targets.

Buyer Protection Insurance

  • A fee.

You will receive a quotation which will tell you about any other fees relating to any particular insurance policy.

Mortgages

  • A fee of £nil payable at the outset and £nil payable when you apply for a mortgage.

    No fee. We will be paid a commission directly by the lender, which will be shown in any illustration we send you.

You will receive an illustration when considering a particular mortgage, which will tell you about any fees relating to it.

London & Country Mortgages Limited (L&C) is a privately owned company and does not have any direct, or indirect holding in an insurance undertaking. We are included in the Financial Services Register, which can be accessed on the Financial Conduct Authority's website.

4. Who regulates us?

London & Country Mortgages Ltd, Unit 26 (2.06), Newark Works, 2 Foundry Lane, Bath, BA2 3GZ is authorised and regulated by the Financial Conduct Authority. Our Financial Services Register number is 143002. Our permitted business includes advising on and arranging mortgages and non-investment insurance contracts. 5. What to do if you have a complaint

If you cannot settle your complaint with us you may be entitled to refer it to the Financial Ombudsman Service.

6. Are we covered by the Financial Services Compensation Scheme (FSCS)?

We are covered by the FSCS. You may be entitled to compensation from the scheme if we cannot meet our obligations. This depends on the type of business and the circumstances of the claim.Further information about the compensation scheme arrangements is available from the FSCS.
